Kaltmiete, Nebenkosten and VAT
German leases split the base rent (Kaltmiete) from service charges (Nebenkosten) — heating, cleaning, management — of roughly €3–5 per m² per month, with 19% VAT on top, recoverable for VAT-registered firms.
What drives the price
The banking district around the Taunusanlage and Neue Mainzer Straße, and the tower addresses (Messeturm, Omniturm, Tower 185), sit at the top. Bahnhofsviertel, Westend and Gateway Gardens by the airport are more moderate, and the outer districts cheaper still.
